Operate it as a furnished mid-term rental. Stays of thirty consecutive days or longer fall outside Metro's short-term rental definition, so no permit is involved at all. Meharry and Vanderbilt keep a steady stream of travelling nurses and medical residents in the city, and Fisk and Tennessee State bring visiting faculty. Corporate relocations and touring crews fill in the rest of the calendar.

A note on the non-owner-occupied permit
A buyer intending to continue short-term rental use should know the existing permit is a legacy non-owner-occupied permit that Metro no longer issues in this district. There may be a path to preserving it through an entity structure and a membership interest purchase — it requires legal counsel, has not yet been structured, and is not guaranteed. 06 — The Area
Everyone knows Broadway. Fewer know that a few blocks from this porch, Jefferson Street was the R&B and blues corridor that drew Etta James, Ray Charles, Otis Redding and Little Richard — and where a young Jimi Hendrix held a residency at Club Del Morocco and lived in an upstairs apartment nearby.
Three campuses sit within a couple of miles — Fisk, Meharry Medical College and Tennessee State — and the street itself is mature trees, front porches, and quiet after dark. A mile away, Marathon Village fills a restored 1900s auto factory — Corsair Distillery, Antique Archaeology, coffee, makers' shops, and Marathon Music Works for a show.

If you escrow taxes with your mortgage, it lands as roughly $541 a month inside your payment and your lender pays Metro directly — nothing separate to remember. Paying cash or owning outright, you'd pay the county once a year.
If you're buying from California, New York, Texas or Illinois, you're used to stacking levies — county, then city, then school district, sometimes a special assessment on top. Nashville doesn't work that way.
